Subdivisions
Property subdivision is the process of dividing a single property into two or more separate land titles. It is a big project, but one that can unlock a lot of value from your land, and so you want to be sure that you have the right experts to help you through the process. All subdivisions are unique, but a typical subdivision process will go through the steps as listed below.
Steps to a successful Subdivision:
Obtain a Planning Permit to Develop
A Title Re-establishment survey and Level and Feature Survey will be required for you architect or designer to help you determine the best way to divide and develop your lot of land.
Obtain a Planning Permit to Subdivide
Our licensed surveyor will draw up a proposed Plan of Subdivision and submit it through the SPEAR online system to enable approval from local council and service providers.
Certification of Subdivision and Statement of Compliance
Once all of the conditions of the Subdivision Permit have been fulfilled, our licensed surveyor will submit a final Plan of Subdivision to be certified and have Statement of Compliance issued by your local council. Conditions that may be required to be completed before the Statement of Compliance is issued may include completion of building works, connection of services and even landscaping.
Registration of new Land Titles
The final approved Plan of Subdivision can now be submitted by your conveyancer to the Land Titles Office so that new Land Titles can be officially issued.
